Mooresville Offers Luxury by the Lake and Historic Homes Downtown
Finding a great home in Mooresville is pretty easy. Deciding on just the right neighborhood can be a bit more of a challenge.
Lakeside Living
Homes on Lake Norman are among the most sought-after in the region. The lake has 520 miles of shoreline, most of which is privately owned. The serene and picturesque setting is still surprisingly convenient to downtown Mooresville. Charlotte is just over 25 miles away and also easily accessible via Interstate 77. Many neighborhoods near the lake offer recreational amenities such as playgrounds, pools and a clubhouse. Homes in upscale subdivisions, such as The Farms or The Point, also include tennis courts, gourmet kitchens and, in many cases, their own private boat docks. Here, a spacious four-bedroom home on the waterfront may have an asking price of $700,000 to well over $1 million.
Finding a Middle Ground
Near, but not on, the lake is Morrison Plantation, a subdivision with a mix of home styles and sizes. Built almost a decade ago, these homes are priced between $200,000 and $300,000 and feature family-friendly floor plans, with open kitchens, fenced backyards and spacious great rooms. Throughout the area, new home builders are working to keep up with Mooresville’s rapid population growth. KB Homes, Standard Pacific and Niblock Homes are among developers active in the area. Somewhat nearer to town, older homes are a solid value. Less than $300,000 can buy a three-bedroom ranch with a basement, wood floors and an acre-plus lot.
Historic Neighborhoods
The downtown area contains an eclectic mix of American Foursquares, bungalows and cottages. Mostly built in the early 1900s, these homes have solid construction, and many have been renovated and are move-in ready. The walkability of the downtown area and its quaint small-town atmosphere attract homebuyers who favor older homes. The going price for a charmingly renovated bungalow in the downtown historic district is approximately $100 per square foot. Keeping an eye on the past – and the future – of south Mooresville is a project to revive Mooresville Mill Village. The neighborhood surrounding Mooresville’s now-shuttered cotton mill has been acquired by Concord Properties, which has plans to create a mixed-use development, including residential units, at the site.
