Minnesota is known for clean air and healthy lifestyles, and St. Cloud does nothing to drag down those ratings.

Air quality is rated high 92 out of 100 days. The average commute is less than 15 minutes. More than 6 percent of the workforce walks or bikes to work.

And it’s affordable.

The median housing price in St. Cloud is less than $160,000. That’s fully $40,000 less than the median for single-family homes across Minnesota and a notch below the surrounding Stearns County, which includes some pricier suburban developments in places like Sartell and Waite Park.

In the second quarter of 2008, the average sales price of a three-bedroom home in St. Cloud was $197,500 and the four-bedroom average was $210,000.

St. Cloud sits on the Mississippi River. As a river city, it’s got older homes, a downtown packed with 19th-century commercial buildings and several historic districts, including Barden Park, Southside, Downtown and Pantown.

Pantown’s still got very affordable, older craftsman-style homes that need attention. The neighborhood is named for the Pan Motor Company, which set up shop in St. Cloud and produced about 750 cars from 1917 to 1921. Most of the homes on the south side date to that period; the north part of Pantown was developed through the mid-20th century.

The Hester Park, Lake George and Munsinger Gardens areas boast winsome older homes, too.

The city has a grant program to help revive its inner core, giving $15,000 to qualified buyers who live in their homes and want to fix them up.

Moving out from the city center, the Centennial area has the 1960s and 1970s ramblers, most of them already remodeled.

Minnesota is the land of many lakes, and St. Cloud has several, though lake properties will be significantly more expensive, like $300,000 to $400,000 and up.

The city is also seeing more developments for “the active aging.” Paradise Park South on Clearwater Road is among the newest, with luxury condo and townhome prices below $200,000.
