Kankakee County's Real Estate Market Remains Solid

While most of the country has experienced a decline in residential home sales, Kankakee County's sales have remained steady – and some real estate agents actually enjoyed profitable times. Such is the case for Lisa Sanford, an award-winning Kankakee County real estate professional. Sanford and other top realtors point out that the county is lucky to have a variety of neighborhoods with a wide range of options for prospective homebuyers.

Affordability Pays
For example, the average home price in Bourbonnais in late 2009 was $254,000, while the Bradley housing market averaged $154,800 per unit, Kankakee was at $99,900 and Saint Anne's $66,550. The housing market throughout the county ranges from condominium living to acreage, and from historic homes to 1950s ranch-style houses to new construction. Sanford points out that many of today's professionals are becoming attracted to the region for a number of reasons. “Those reasons include the number of parks we have, as well as the Kankakee River and the recreation it provides,” she says. “The schools, including education at the college and university level, are also a great asset.”

Location, Location, Location
Kankakee County boasts small-town charm and big-city amenities, and features a healthy climate with four distinct seasons. There is plenty of open space because 80 percent of Kankakee County's real estate is farmland, and the region is within close proximity to Chicago, as well as the University of Illinois. “It's an affordable place to raise a family with good schools and only a 60-minute drive from downtown Chicago,” says Jeff Bennett of Bennett Commercial, a company that handles both residential and commercial development in the area.
