It's a buyer's market, with nice homes priced as low as an incredible $20,000, while spacious ranch estates go for $400,000 and up. A sampling of San Angelo's 50-plus neighborhoods:

Belaire/Glenmore

Several military families live in the Belaire/Glenmore neighborhood because it is close to Goodfellow Air Force Base. A majority of the homes were built in the 1950s, '60s and '70s, and sell for $40,000-$100,000.

East Angelo

East Angelo is another neighborhood located near Goodfellow Air Force Base that has affordable housing, with most homes selling for less than $100,000. Loop 306 and Houston Harte Expressway surround this area, providing quick and easy access to all of San Angelo.

Southland

The Southland community is situated on the southwest side of town, with houses made mostly of brick. The price range for these spacious family homes is $67,000-$237,000, with a $147,000 average. A recently constructed elementary school is in the neighborhood.

The Bluffs

The Bluffs is a relatively new elevated area that offers nice views of San Angelo. Houses start at $150,000 and climb to about $275,000, with 800 family lots situated in the sizable subdivision.

Santa Rita

Known for its charming homes and shady streets, this neighborhood stretches from Jackson Street to Bryant Boulevard. Homes in Santa Rita date from the early 1900s to the late 1950s, with an unusually wide pricing gap of $20,000 to $400,000.

Jefferson Heights

This is an established neighborhood with affordable homes priced from $50,000-$100,000, including the newer ones being built. Jefferson Heights is close to the city's soccer fields and the O.C. Fisher Reservoir.

Fort Concho

This pretty neighborhood is a short drive from San Angelo’s historic Fort Concho, with home sales ranging from $37,000-$105,000 and averaging $65,000.

Paul Ann

Home construction in the Paul Ann subdivision in the northeast corridor of San Angelo began in 1990. Sale prices range from $63,000-$128,000, with an average of $104,000.
