Scott County, MN Real Estate Market Keeps Its Momentum

Real estate affordability, variety lure newcomers

Great Scott: Erik and Laura Doerr enjoy living in Scott County. The young professional couple moved to Shakopee in 2010 after a concentrated search for houses throughout the metro area and southern Minneapolis.

“We wanted to get the most value when purchasing a house and lot, and in Shakopee you can find a quarter-acre lot and not pay $100,000 like you would in Minneapolis,” Erik says. “And if you work in Minneapolis, U.S. Highway 169 provides a convenient access to the big city.”

Erik is a certified public accountant and Laura works at a private college, and both are pleased that Shakopee is growing.

“All my shopping is within a 1-mile radius, a new community center is being built, and three or four couples we graduated with have moved to Shakopee,” Laura says. “We also joined a ShakopeeConnect group that offers great networking opportunities.”

Built to Last

Zach Skattum and his young family also live in Scott County, where Skattum works as a Realtor for RE/MAX Advantage Plus in Shakopee. Scott County is one of the fastest-growing counties in Minnesota, so the real estate market is strong for Skattum right now.

“The county has plenty of available land and is within close proximity to Minneapolis, so cities like Shakopee, Prior Lake and Savage are indeed experiencing smart growth,” he says. “There are affordable townhouses, and some apartment complexes are on the horizon, largely due to Amazon and other large companies moving to the region.”

Skattum says the major growth city in Scott County is Shakopee, where buyers can get a two- or three-bedroom townhouse (1,500-1,700 square feet) for $175,000-$200,000.

“Meanwhile, single-family homes in Shakopee are running about $225,000 and above, although there are good solid houses downtown going for slightly under $200,000,” he says. “In 2015, the average home sale price in Scott County was $240,000 compared to 2012 when the average was $180,000.”

Raise the Roof

For more upscale developments, Southbridge subdivision at U.S. Highway. 169 and County Road 21 has single-family homes priced from $300,000-$450,000. The area enjoys robust sales because of convenient amenities like The Home Depot, Wal- Mart and a future movie theater. Also experiencing good sales: Whispering Oaks development on the border of Prior Lake and Savage, where homes are typically $400,000 and above, and Glacier Estates on County Road 16 near Marshall Road, with homes in the $350,000-plus range.

“As for home sales in Belle Plaine, Elko New Market, Jordan and New Prague, they are holding steady and much better than a few years ago,” Skattum says. “But I really think that if more people are going to move to Scott County from first-string suburbs like Eden Prairie and West Bloomington as well as Minneapolis, we need to give those higher-end clients more options where they would choose Scott County for their residential needs. Scott County is working toward that, with more contractors developing land for bigger homes and mansions.”
