Island Point, Lake Norman of Catawba, NC: Established. Wooded. Unhurried.

By Danyell Marshall on September 12, 2026

Island Point is an established lake community in Sherrills Ford, where Lake Norman wraps around a quiet peninsula lined with wooded residential streets. Developed gradually rather than built out as a single modern subdivision, the neighborhood pairs mature trees and generous setbacks with waterfront homes, private docks, and a housing stock that spans several decades.

The neighborhood is particularly well suited to buyers looking for an older version of the Lake Norman lifestyle. There is no resort-style clubhouse anchoring the community, nor a landscape of nearly identical new homes. Instead, Island Point feels like a place that grew up alongside the lake: ranches and traditional lake houses mixed with larger custom residences, established yards, and homes positioned along the shoreline rather than following a rigid development pattern.

For the quiet lake traditionalist, that simplicity is the attraction. Island Point offers a slower residential setting where the dock, backyard, and lake tend to matter more than a neighborhood amenity calendar.

Overall Vibe & Lifestyle

Island Point is decidedly low-key. The peninsula setting keeps Lake Norman visually and physically close throughout the neighborhood. MLS-based neighborhood records show waterfront or sustained water-view positioning across much of its sales history, while even interior properties benefit from access to the community’s shared shoreline facilities.

Waterfront owners can make the lake part of everyday life. Private docks and covered slips appear on numerous properties, turning boating, fishing, swimming, or simply sitting by the water into activities residents can enjoy without leaving home.

The neighborhood’s age also contributes to its atmosphere. Mature vegetation and established landscaping soften the streetscape, while houses generally have more separation than buyers encounter in newer high-density developments.

This is not a community designed to keep residents constantly entertained. Island Point works for buyers who already know what they want to do: spend time outside, use the lake, work on the house or yard, and enjoy a quieter part of Lake Norman.

Safety & Walkability

Island Point’s residential streets support casual neighborhood walking, but this is not a walkable mixed-use environment. Large setbacks, mature trees, and the peninsula’s low-density development pattern contribute to a quiet residential atmosphere. Sidewalk infrastructure is limited, however, and residents generally share neighborhood roads with vehicles when walking.

Shopping, restaurants, and everyday services require driving. The Village at Sherrills Ford and the N.C. 150 commercial corridor provide nearby options, but they aren’t pedestrian destinations from Island Point.

For this buyer, that car dependence is part of the tradeoff. Island Point sacrifices town-center walkability in exchange for more space, water access, and a less intensely developed residential setting.

Natural & Built Environment

Island Point’s lots are one of its strongest characteristics. MLS-based neighborhood data puts the typical homesite at approximately 21,344 square feet and the community-wide average at just over 0.55 acres. Individual waterfront properties exceed 0.8 acres, providing considerably more room around the house than is typical in many contemporary subdivisions.

Acreage alone doesn’t tell the whole story. Mature trees, an irregular shoreline, gently sloping yards, and the placement of older homes create a natural separation between properties.

Some yards remain heavily wooded, while waterfront properties may open toward the shoreline to preserve views. Houses on Island Point Road and Riviera Drive can be set in anything from protected coves to more exposed positions overlooking broader sections of Lake Norman.

That variation makes the neighborhood feel less engineered than newer lake developments. The landscape determines much of the property’s character.

Design & Architecture

Island Point’s architecture reflects decades of Lake Norman development rather than one builder’s design catalog. Documented homes date from approximately the early 1970s through the 2000s, with ranch houses, cottages, traditional two-story homes, and larger custom residences represented throughout the neighborhood. Homes generally range from roughly 1,800 to 5,000 square feet, with some custom properties exceeding that range.

Classic lake architecture is particularly easy to find here. Brick ranches, broad decks, screened porches, and relatively straightforward traditional elevations appear alongside later custom homes designed more dramatically around their water views.

A 1997 waterfront cottage on Island Point Road, for example, has a main-level primary suite, open living spaces facing the water, a large level backyard, and a private covered dock. Another custom waterfront home built in 2000 contains more than 5,600 square feet on approximately 0.56 acres, demonstrating the architectural range within the same established setting.

For buyers interested in renovating, that variety can be especially appealing. An older lake house may offer the mature lot and shoreline position that cannot easily be reproduced by new construction.

Waterfront & Boating

Island Point offers several different versions of waterfront living. Some properties sit in quieter coves, while others are positioned close to the main channel with broader views. A documented 2004 home on Island Point Road offers year-round deep water, a covered dock, a boat lift, and jet-ski lifts in a no-wake area suitable for swimming, fishing, and paddleboarding.

Another Island Point Road property combines more than 100 feet of shoreline with a boathouse, dock, and private sandy beach in a cove just off the main channel.

The neighborhood also provides simple shared lake infrastructure rather than a large marina complex. MLS-based community records identify a shared boat ramp, pier, picnic area, and shoreline gathering space on Southern Breeze Drive. That arrangement fits Island Point’s character: enough infrastructure to make the lake accessible without turning the neighborhood into a resort.

Amenities & Local Conveniences

Island Point’s primary amenity is Lake Norman itself. For more extensive outdoor recreation, nearby Mountain Creek Park provides another major advantage. The large Catawba County park offers lake access along with hiking, mountain biking, pickleball, a playground, and other outdoor recreation.

Boaters also have access to established marine services around Sherrills Ford. Lake Norman Marina has operated locally since 1973 and provides boat sales, service, and storage along N.C. 150.

Everyday convenience has improved considerably as Sherrills Ford has grown. Neighborhood data places The Village at Sherrills Ford and Publix roughly a 10-minute drive away, giving residents access to groceries, restaurants, and services without crossing to the I-77 side of Lake Norman.

Schools & Education

Island Point is served by Catawba County Schools, with neighborhood addresses commonly assigned to Sherrills Ford Elementary School, Mill Creek Middle School, and Bandys High School. This established progression allows students to continue through the same public school system from their elementary years through graduation.

For families comparing homes in the Lake Norman area, school assignments may be an important part of the decision-making process. However, attendance zones are based on each property’s exact address and may change as the district responds to enrollment growth and shifting student populations. Buyers should verify all three current school assignments directly with Catawba County Schools before making a purchase.

Commuting & Location

Island Point occupies a peninsula on the Sherrills Ford side of Lake Norman, removed from the dense I-77 corridor on the lake’s eastern shore.

DestinationApproximate Drive Time
N.C. 150 shopping and servicesAbout 10 minutes
Mountain Creek ParkAbout 10 to 15 minutes
MooresvilleAbout 25 to 30 minutes
DenverAbout 25 to 30 minutes
Uptown CharlotteAbout 45 to 60 minutes

Drive times vary depending on traffic, route, and exact destination.

There is one location-specific tradeoff worth understanding. Island Point Road is a roughly four-mile-long peninsula road with a single primary entrance and exit. Catawba County’s Sherrills Ford Small Area Plan specifically identified future traffic pressure along Island Point Road as development increases. That geography helps create the secluded feeling buyers value, but it can also make peak traffic and road access more consequential than they would be in a neighborhood connected to several major routes.

Quirks & Perks

Island Point’s greatest perk is that it still feels like an old-school Lake Norman neighborhood. Homes date to the 1970s, with mature trees overhead, and properties where the architecture is secondary to the lake. Buyers aren’t selecting among builder elevations or waiting for saplings to mature. They’re evaluating a house that has already spent decades becoming part of its setting.

The lots reinforce that feeling. With an average homesite just over half an acre, Island Point generally gives houses room to sit back from the road and lets mature landscaping create visual separation between neighbors.

Then there is the range of water experiences. One property might offer a quiet no-wake cove where residents can float beside the dock; another can deliver deep water and broad sunset views.

Island Point also avoids the pressure to make every resident participate in a formal neighborhood lifestyle. There is shared lake access, but no extensive resort-style amenity package dictating the community’s identity.

Neighborhood Logistics

Island Point is an established resale community rather than an active new-construction development. Buyers should expect individual homes with very different histories of maintenance, renovation, and improvement.

That makes inspection particularly important. A 1970s lake house and a custom home from the early 2000s may occupy similarly desirable lots while presenting entirely different questions about roofing, HVAC, windows, electrical systems, plumbing, and energy efficiency.

Waterfront buyers should add another layer of due diligence. Dock rights, shoreline permits, water depth, seawalls, lifts, and other lake infrastructure should be verified for the individual property rather than inferred from neighboring homes.

HOA status should likewise be checked address by address. Documented Island Point properties include homes marketed with no HOA or nominal assessments, while the neighborhood also maintains shared lake-access infrastructure.

For buyers accustomed to master-planned communities, Island Point may initially seem understated. A clubhouse, resort pool, and rows of coordinated architecture don’t follow a grand entrance. Its value is almost the reverse: mature trees, space between houses, a private dock or easy path to the water, and a Lake Norman neighborhood that feels as though it has been there long enough to stop trying to impress anyone. For the buyer seeking a slower pace and classic lake living, that established character is exactly what makes Island Point desirable.
