Laurelbrook brings something relatively new to the quieter Catawba County side of Lake Norman: the scale, housing choices, and recreational amenities of a major master-planned community.

Located in Sherrills Ford less than two miles from Lake Norman, the development is designed as a collection of residential neighborhoods connected by sidewalks, trails, parks, and shared recreation. The original master plan contemplated as many as 1,744 homes, making Laurelbrook substantially larger than the established lake subdivisions scattered along the surrounding shoreline.

Eastwood Homes is a major presence within the development, building The Enclave at Laurelbrook and The Meadows at Laurelbrook. Laurelbrook as a whole is a multi-builder community, however, and D.R. Horton, M/I Homes, and Stanley Martin Homes are also represented. That distinction gives relocators considerably more housing choice than they would find in a conventional single-builder subdivision.

For buyers arriving from larger metropolitan suburbs, Laurelbrook may also feel immediately familiar: new houses, neighborhood sidewalks, a pool and cabana, pickleball, pocket parks, and recreation space, all within a part of Lake Norman that otherwise retains a noticeably quieter, less intensely developed character.

Overall Vibe & Lifestyle

Laurelbrook is suburban by design. Instead of relying on the lake as its only recreational amenity, the community creates places to spend time within the neighborhood itself. Eastwood’s sections include a pool, cabana, pickleball courts, pocket parks, a recreation field, and sidewalks connecting the neighborhood.

That creates a different daily rhythm from established waterfront communities nearby. Residents don’t need a boat or a private dock to get much of the neighborhood’s lifestyle value. An afternoon can revolve around the pool, a walk through the community, or pickleball without leaving Laurelbrook.

At the same time, Lake Norman remains close enough to be part of regular life. Eastwood describes its Laurelbrook communities as less than two miles from the lake, allowing residents to pair traditional suburban amenities with boating, fishing, and other recreation elsewhere around the shoreline. For a relocator, that’s Laurelbrook’s central proposition: live near Lake Norman without making waterfront ownership the prerequisite for enjoying where you live.

Safety & Walkability

Laurelbrook’s internal pedestrian infrastructure is one of its biggest differences from older development in Sherrills Ford. Sidewalks are planned to connect the neighborhood, while pocket parks and recreation areas give residents actual destinations within walking distance of their homes. The larger development vision also incorporates trails and interconnected open spaces.

It is not, however, a walkable mixed-use community. Restaurants, supermarkets, schools, marinas, and most everyday services remain outside the development, and the surrounding Sherrills Ford area is overwhelmingly oriented toward driving. Think of Laurelbrook as walkable within the neighborhood, car-dependent outside it.

Natural & Built Environment

The scale of Laurelbrook could easily have produced a development dominated entirely by houses, but the master plan incorporates natural areas into the community’s structure. Planning documents describe neighborhoods arranged around a protected riparian forest reserve associated with Catawba Lands Conservancy holdings. Pocket parks are distributed among smaller clusters of homes, while trails and larger recreational spaces are intended to connect those areas. The original vision also called for perimeter buffers, retention of existing vegetation where possible, and landscaped berms along surrounding roads.

That doesn’t mean Laurelbrook feels like an established wooded lake subdivision. It is active new construction, and portions of the community necessarily have young landscaping, recently cleared homesites, and ongoing building activity. The long-term plan is more structured: neighborhoods, pocket parks, preserved natural areas, and recreational spaces integrated into a single large residential development.

Design & Architecture

Eastwood Homes gives Laurelbrook buyers a particularly broad range of floor plans. The builder currently offers 20 floor-plan options across The Enclave and The Meadows, with homes beginning in the high $300,000s in The Meadows and mid-$400,000s in The Enclave as of August 2026.

Layouts include ranch and two-story designs, with options such as first-floor primary suites, dedicated offices, large open family rooms, lofts or bonus spaces, gourmet kitchens, and covered outdoor living areas. Some plans extend to a third floor, while The Meadows also offers basement homesites.

Larger Eastwood plans can exceed 3,000 square feet. The Colfax, for example, begins at approximately 3,223 square feet, while current Enclave inventory includes homes approaching 3,500 square feet.

Architecturally, Laurelbrook is contemporary suburban rather than lake-cottage rustic. Buyers should expect newer interpretations of Craftsman and traditional forms, attached garages, open interiors, and outdoor spaces such as covered porches and screened decks.

Amenities & Local Conveniences

Amenities are the clearest reason to choose Laurelbrook over many of the area’s smaller subdivisions. Eastwood’s Laurelbrook communities include a pool and cabana, pickleball courts, pocket parks, a recreation field, and sidewalks connecting the neighborhood. The larger Laurelbrook plan incorporates additional trails, recreation, and open spaces.

For more substantial outdoor recreation, Mountain Creek Park is nearby in Sherrills Ford. The Catawba County park adds lake access and an extensive trail system to the recreational opportunities available on this side of Lake Norman.

Everyday commercial convenience has also improved around Sherrills Ford and the N.C. 150 corridor. Residents can reach grocery stores, restaurants, and services without traveling to the eastern side of Lake Norman, though driving is still necessary for nearly all errands.

Schools & Education

Laurelbrook is located in Catawba County and is served by the area’s public school system. Its location gives families access to elementary, middle, and high school options within the broader Catawba County community.

Because Laurelbrook is an exceptionally large, actively developing neighborhood, buyers should not assume that every home in the community shares the same school assignments. Attendance zones are based on a property’s exact address, and information published in older builder materials or third-party real estate listings may no longer reflect current boundaries.

Address-level verification is especially important in a high-growth area, where continued residential construction can affect enrollment and lead the district to adjust attendance zones over time. Before purchasing, buyers should confirm the assigned elementary, middle, and high schools for the specific property directly through the appropriate Catawba County school lookup.

Commuting & Location

Laurelbrook sits in Sherrills Ford between the major regional routes of N.C. 16 and Interstate 77, with N.C. 150 approximately three miles from Eastwood’s community.

That positioning is especially relevant for relocators. The community offers a quieter Lake Norman address without isolating residents from the broader Charlotte region.

The trade-off is that Laurelbrook isn’t directly adjacent to I-77. Residents gain the lower-density atmosphere of the Catawba County side of Lake Norman. Still, they should expect more driving than buyers living in the denser I-77 corridor through Mooresville, Davidson, or Cornelius.

Quirks & Perks

Laurelbrook’s sheer scale is its biggest distinguishing characteristic. Eastwood describes The Enclave alone as an 800-home community, while the broader Laurelbrook planning vision contemplated as many as 1,744 residences across multiple housing types and builders.

That makes Laurelbrook less comparable to a conventional subdivision than to a new residential district taking shape in phases.

The pocket parks are another thoughtful detail. Rather than concentrating all shared amenities in a single clubhouse, the original plan distributes smaller parks among clusters of houses, creating recreation and gathering spaces closer to individual streets.

There is also a useful separation between living at Lake Norman and living on Lake Norman. Laurelbrook is not a waterfront community. Buyers aren’t paying primarily for shoreline, private docks, or main-channel views. They’re paying for a new house and a planned neighborhood less than two miles from the lake.

For relocators coming from Charlotte, Raleigh, Atlanta, or another suburban market, that distinction can make Laurelbrook easier to understand. It provides the infrastructure and amenities of a modern master-planned suburb while putting Lake Norman recreation nearby.

Neighborhood Logistics

Laurelbrook is still being built, and that should factor into the decision as much as the finished amenities. Eastwood currently has construction underway in both The Enclave and The Meadows, while other builders are developing their own portions of the larger community. Buyers should expect construction traffic, unfinished streetscapes, and young landscaping in active sections as the development continues toward buildout.

The community is also larger and more complicated than a single Eastwood subdivision. Laurelbrook’s official builder roster includes Eastwood Homes, D.R. Horton, M/I Homes, and Stanley Martin Homes, with single-family and age-restricted housing represented across the development.

That means buyers should compare the specific collection, builder, lot, and HOA obligations attached to an individual property rather than treating every Laurelbrook home as interchangeable.

For the master-planned relocator, however, that scale is precisely the attraction. Laurelbrook offers something still relatively uncommon on the quieter side of Lake Norman: a major new residential community where the pool, cabana, pickleball courts, pocket parks, sidewalks, and trails are part of the neighborhood plan from the beginning, while Lake Norman remains just minutes away.
