Southern Springs, Spring Hill, TN: Active. Social. Low-Maintenance.
Southern Springs is Spring Hill’s signature 55-plus community, pairing single-level homes with one of the most extensive private amenity packages in the area. Located off Kedron Road on the Maury County side of the city, the Del Webb development was designed for active adults who want less yardwork and more ways to fill their calendar.
The neighborhood centers on The Lodge, a roughly 19,000-square-foot clubhouse with indoor and outdoor pools, fitness facilities, gathering rooms and organized programming. Outside, residents have access to pickleball and tennis courts, walking paths, a dog park and landscaped common spaces.
Southern Springs isn’t assisted living, and it doesn’t provide medical or personal-care services. It’s an age-qualified residential community for independent adults who want private homes, recreational amenities and built-in opportunities to meet people.

Overall Vibe & Lifestyle
Life in Southern Springs revolves around choice. Residents can join a morning fitness class, play pickleball, swim laps, attend a club meeting or spend the day doing none of those things. The community provides the infrastructure for an active social life without requiring everyone to participate in the same way.
The Lodge functions as the neighborhood’s living room. Its ballroom, multipurpose rooms, fitness spaces and pools support everything from card games and craft groups to larger celebrations and exercise classes. A full-time lifestyle staff helps coordinate activities, clubs and special events.
Pickleball is especially visible. With eight dedicated courts, Southern Springs can support regular games, organized groups and players at different skill levels. Four tennis courts provide another option, while walking routes and the fitness center make it easy to maintain a routine without leaving the neighborhood.
The community attracts retirees, empty nesters and adults nearing retirement who want to simplify home maintenance while remaining socially and physically active. Many residents relocate from outside Tennessee, so newcomers are less likely to feel like everyone else has known one another for decades.
Safety & Walkability
Southern Springs is designed for recreational walking rather than urban walkability. Sidewalks and multipurpose paths connect homes with The Lodge, courts, pools, dog park and neighborhood green spaces.
The relatively consistent street design makes it easy to create walking loops of different lengths. Residents regularly walk dogs, exercise or travel to activities within the community without using a car. Depending on the home’s location, some residents may also use golf carts for internal trips, subject to HOA rules.
The neighborhood isn’t walkable for groceries, medical appointments or restaurants. Kedron Road and the surrounding commercial corridors are intended for vehicles, so residents should expect to drive for nearly every off-site errand.
Visitors and deliveries may need clear directions because Southern Springs is large and contains multiple phases. Buyers should also consider how far a particular home sits from The Lodge. Living nearby makes amenities more convenient, while a property farther out may offer less activity and traffic.
Prospective residents should evaluate current public-safety information through local sources and visit at several times of day. Lighting, traffic and activity around The Lodge can differ from quieter residential streets.
Natural & Built Environment
Southern Springs covers more than 300 acres, giving the community enough room for hundreds of homes, recreation facilities, ponds, walking routes and landscaped common areas.
The land is gently rolling rather than dramatically hilly. Most streets are comfortable for walking, though individual lots and routes vary. Ponds and green spaces break up the residential sections, while maintained landscaping gives the neighborhood a polished, consistent appearance.
The Lodge and outdoor recreation complex form the community’s most prominent built environment. Indoor and outdoor pools allow swimming throughout the year, while the tennis and pickleball courts create a lively recreational zone during pleasant weather.
Individual yards are generally manageable rather than expansive. HOA-provided lawn services reduce exterior work, though residents still have responsibility for their homes and any landscaping not covered under the association agreement.
Southern Springs feels more established than an active construction site. Landscaping has begun to mature, and the resale market gives buyers a clearer idea of how different lots, floor plans and upgrades function in everyday life.

Find Out HowDesign & Architecture
Homes in Southern Springs were designed around single-level living. Most floor plans place the primary bedroom, kitchen, living areas and laundry on the main floor, reducing the need to use stairs every day.
Exteriors generally follow Traditional, Craftsman and Southern suburban styles. Brick, stone and fiber-cement siding are common, along with covered entries, attached garages and understated front porches. The architectural guidelines create a cohesive appearance without making every elevation identical.
Interiors emphasize open kitchens, wide living areas and flexible rooms that can function as offices, dens or guest spaces. Many homes have two or three bedrooms, although buyers will also find lofts, bonus rooms and second-floor guest suites in some plans.
Covered patios, screened porches and sunrooms are desirable because they extend the usable living space without adding a large yard. Premium lots may back to green space or ponds, while interior lots offer easier access to neighbors and community activity.
Because these are resale homes, upgrades vary widely. One property may have a finished outdoor kitchen, built-in storage and custom window treatments, while another remains close to its original builder specifications.

Real Estate Snapshot
Southern Springs operates differently from Spring Hill’s general housing market because buyers must want both the home and the age-qualified lifestyle.
| Metric | Summary |
|---|---|
| Market demand | Consistent among retirees, empty nesters and active-adult buyers |
| Inventory | Primarily resale homes with availability changing throughout the year |
| Buyer profile | Adults seeking single-level living, lower yard maintenance and organized amenities |
| Pricing context | Reflects the home, lot, condition and substantial private amenity package |
| Competition | Strongest for updated homes, premium lots and popular one-level floor plans |
| Resale factors | Proximity to The Lodge, outdoor living upgrades, lot privacy and interior condition |
| Ownership considerations | Age qualifications, HOA dues and community rules narrow the buyer pool |
Buyers should compare floor plans carefully. A smaller home with an efficient layout may function better than a larger property with rooms that won’t be used. Storage, guest accommodations and home-office space are particularly important for people downsizing from a larger house.
Lot placement also affects the experience. Homes near The Lodge make classes, swimming and social events easier to reach. Properties farther away may feel quieter and provide less event traffic. Pond and green-space lots can offer attractive views but may carry different maintenance or insurance considerations.

Amenities & Local Conveniences
The Lodge is Southern Springs’ defining amenity. The clubhouse contains a fitness center, group exercise space, indoor lap pool, ballroom, meeting rooms and areas for cards, crafts and informal gatherings. Wi-Fi is available in the clubhouse, allowing residents to stay connected between activities.
The resort-style outdoor pool and patio become major social spaces during warmer months. Eight pickleball courts and four tennis courts support leagues, casual games and regular group play. The dog park gives pet owners another natural gathering place.
Southern Springs has dozens of clubs and interest groups. Activities can include fitness, swimming, cards, crafts, music, gardening and social outings. The schedule changes, but the larger advantage remains the same: residents don’t have to build a social network entirely from scratch.
HOA services include regular mowing, fertilization, weed control and leaf removal, along with maintenance of common landscaping, trails, irrigation systems and ponds. Exact responsibilities should be confirmed for each property.
Outside the neighborhood, Birdsong Social at Towhee Club is a convenient option for brunch, lunch or dinner. The restaurant is open to the public and has a patio, lawn games and golf-course views. Golfers can also book a round at Towhee Club.
The Crossings of Spring Hill provides Target, grocery shopping, restaurants and everyday services. Main Street adds local coffee shops, bakeries and independent dining. Downtown Columbia offers a courthouse square with boutiques, restaurants and community events about 20 to 25 minutes south.
Medical offices, urgent care providers and pharmacies are available throughout Spring Hill. Larger hospital services are found in Franklin, Columbia and the Nashville area, so buyers with frequent specialist appointments should test those routes during normal traffic.
Schools & Education
Traditional K-12 school assignments generally aren’t a deciding factor for Southern Springs because it’s an age-qualified community. The neighborhood is located in Maury County and falls within Maury County Public Schools, but occupancy rules may restrict younger permanent residents.
Prospective buyers should read the governing documents carefully if a child, grandchild or other younger relative may live in the home. Age-qualified communities must follow federal requirements, but their individual occupancy policies can differ.
Education remains relevant in other ways. Columbia State Community College offers credit courses, workforce programs and adult-learning opportunities at its Columbia and Williamson campuses. Tennessee College of Applied Technology Pulaski provides technical and career training, including instruction in the Spring Hill area.
The University of Tennessee Southern in Pulaski offers undergraduate, graduate and continuing education programs. Residents can also access noncredit courses, lectures and cultural events through colleges and universities in Franklin and Nashville.
Southern Springs itself may provide the most convenient form of lifelong learning. Resident-led clubs, workshops, fitness instruction and hobby groups allow people to learn new skills without leaving the community.
Commuting & Location
Southern Springs is located near Kedron Road and Saturn Parkway on the eastern side of Spring Hill. The location is convenient for local shopping, the General Motors plant and trips south toward Columbia.
| Destination | Approximate Drive Time |
|---|---|
| Towhee Club and Birdsong Social | 5-10 minutes |
| General Motors Spring Hill Manufacturing | 10-15 minutes |
| The Crossings of Spring Hill | 10-15 minutes |
| Downtown Columbia | 20-25 minutes |
| Downtown Franklin | 30-40 minutes |
| Nashville International Airport | 45-60 minutes |
Drive times vary with construction, school traffic and rush-hour conditions.
Southern Springs isn’t positioned as closely to I-65 as June Lake. Residents generally use local roads and Saturn Parkway before connecting with larger regional routes. That matters less for retirees without a daily Nashville commute but remains important for part-time workers and frequent travelers.
The neighborhood’s proximity to Saturn Parkway makes trips toward Columbia and the industrial areas of Spring Hill relatively easy. Reaching Cool Springs, Franklin or Nashville requires more patience during peak hours.

Quirks & Perks
Southern Springs’ strongest perk is the depth of its amenity package. Many neighborhoods advertise an active lifestyle because they have a pool and a walking trail. Southern Springs supports it with year-round swimming, multiple sports courts, fitness rooms, organized clubs, gathering spaces and professional lifestyle programming.
The social structure is another advantage. Moving later in life can make it harder to form new friendships, especially after leaving a workplace or longtime community. Regular clubs and shared amenities create repeated opportunities to meet people with similar interests.
The neighborhood’s age restriction is both a perk and a limitation. Residents gain a community designed around adult routines, but households with younger family members must understand the visitation and occupancy rules.
Lawn maintenance reduces weekly chores, though “low maintenance” doesn’t mean “maintenance free.” Owners remain responsible for their homes, insurance, repairs and any exterior elements not included in the HOA agreement.
Southern Springs also isn’t a health care facility. Residents live independently, and anyone who later needs regular personal assistance must arrange those services separately.

Neighborhood Logistics
Southern Springs is governed by an HOA that maintains shared amenities and common areas, enforces community standards and coordinates lawn services. Dues support an unusually large recreation package, so buyers should consider the amenities part of the overall housing cost.
Before purchasing, request and review:
- Current age and occupancy requirements
- HOA dues, budgets and reserve information
- Clubhouse, pool and court rules
- Guest and grandchild policies
- Rental restrictions
- Exterior-change and landscaping standards
- Pet and dog-park rules
- Parking policies for residents and visitors
- Any transfer, initiation or capital-contribution fees
Most homes have attached garages and private driveways. Street parking may be regulated, particularly near amenities or during community events.
If you’re considering moving here, you should also ask whether club participation, classes or special events carry charges beyond regular HOA dues. Access to the core amenities may be included while certain programs, trips or instructors require separate fees.
Southern Springs works best for someone who will use the community rather than simply admire its facilities from a distance. The trade-off is higher HOA involvement and more rules than a conventional subdivision. In return, residents receive lawn care, year-round recreation and a social network that’s difficult to reproduce in a neighborhood without a clubhouse or activity staff.
