A range of affordable and diverse housing options is key to building strong, stable communities, and that’s certainly the case in Southern Indiana. Clark, Floyd and Scott counties offer housing options to suit every lifestyle, and the area is experiencing a housing boom. This region is also a great option for those looking for places to live near Louisville, KY.

“We really have housing options for everybody,” says Morgan Bauer Brown, COO of Schuler Bauer Real Estate Services. “The reason people stay here is they can move here as a first-time homebuyer or maybe a renter and then establish a luxury home down the road.” 

Perfect at Every Stage 

Brown says the region is attractive to people in every stage of life. Starter homes for new construction range from $250,000 to $300,000, she says. 

“That is really unique to our area because we really can hit that first-time buyer price point. We have rentals, the luxury and lifestyle housing, the rural farm style – each little area has its own little niche,” Brown says. 

A big perk of living in Southern Indiana is its proximity to Louisville. “We see a lot of people drawn to this area because of the housing affordability and amenities,” Brown says. “They can live in Southern Indiana and still enjoy the perks of working in Louisville.” 

Higher Density Builds 

The Southern Indiana area has seen a shift toward higher density builds, where builders are creating communities with more homes on smaller lots and offering shared community amenities, like park space. 

In areas like Scott County, developers are converting farmland into family housing options. 

Sara Lopp Dietrich, managing broker at Lopp Realtors, says Southern Indiana is home to agricultural traditions that thrive alongside growing developments. 

“Farmland in the region remains a key part of the local economy, culture and landscape, while attracting new attention from investors, developers and lifestyle-driven buyers,” Dietrich says. 

She shares that demand has increased for homes with acreage, outbuildings and properties with the option to garden or farm. 

While Clark and Floyd counties have seen a lot of development over the years, Brown says Scott County is really emerging as an affordable, land-rich option. 

Population Boom 

Jody Offutt, president of property management and partner at Denton Floyd Real Estate Group, says Southern Indiana has seen great growth in the last five to 10 years. That increase has mostly been driven by job growth in the area. 

The influx of residents has contributed to a housing shortage, Offutt says. 

“Unfortunately, there is not enough land for everybody to have a single-family lot with a single-family home on it,” she says. “Having denser housing is necessary to absorb the population boom that we have seen here.”

Offutt says it’s becoming more commonplace for people to live in apartments by choice, and residents in her apartment communities range from young professionals to families with children to empty nesters and retirees. 

“Be it the single-family housing, luxury apartment communities, workforce housing, attainable housing – all of the different types of housing are really essential in a thriving community,” Offutt says.
