All About Advancement: The Nashville Region’s Major Growth and Development Projects
A strategic regional approach to development has fed the Nashville area’s extraordinary growth over the past decade, from a major airport overhaul and pedestrian-friendly live/work/play communities to a new world-class stadium rising on Nashville’s East Bank.
“Nashville is the brand of Middle Tennessee’s 2.1-million-person region, then people come in and learn more about where they fit in the area,” says Jeff Hite, chief economic development officer for the Nashville Area Chamber of Commerce.
About 70% of the city’s skyline has appeared since 2014, and that growth has boosted a strategic approach to development, he says.
“Quality of life and quality of place are so important because they retain and attract talent,” Hite says. “These developments add so much to the infrastructure of a community.”
oneC1TY
Nashville’s Health-Focused Live/Work Community
A healthy living neighborhood in Nashville, oneC1TY will have approximately 500,000 square feet of commercial and medical office space, 850 residential units, 175 hotel rooms, 50,000 square feet of retail space and 5 acres of event areas, walking trails and green space.
Before becoming oneC1TY, the 18.7-acre site sat along a rail line that had divided Nashville for decades. The addition of the 28th/31st Avenue Connector Bridge coincided with the development and inspired its name. The former rail and lumber yard is a community destination for mindful, healthy living.
McEwen Northside
Walkable Luxury in Williamson County
McEwen Northside is under development in Cool Springs, a business district in Franklin in Williamson County. It will include approximately 750,000 square feet of office space, 113,000 square feet of restaurant and retail space, a 150-room business-class hotel, 770 luxury apartments and 10-plus acres of green space. The 45-acre mixed-use environment offers fully integrated office, retail, residential and green spaces for a connected, walkable, urban experience.
Nashville International Airport
The New Horizon Project Upgrades
As part of a multiphase expansion known as New Horizon, Nashville International Airport (BNA) recently unveiled the Concourse D extension, featuring five new gates, eight new locations to shop, eat and drink, and a moving walkway. The Concourse D extension is the first project completed under New Horizon, the $3 billion growth and renovation plan at BNA. Other expansion projects include rebuilding Concourse A, expanding roads and transportation infrastructure around the airport, and modernizing the bag handling system.
Nissan Stadium
Anchoring Nashville’s East Bank Development
The Tennessee Titans expect to move into a new Nissan Stadium for the 2027 NFL season. With a seating capacity of approximately 60,000, around 130 suites, a transparent roof and about 1.8 million square feet of space, the new stadium will serve as a centerpiece of Nashville’s East Bank. The facility will also feature a 12,000-square-foot community space available for use year-round.
“It’s incredible to have 300 acres that’s a blank canvas for the city to expand the downtown metro area and create a new neighborhood,” says Paul Lawson, Turner Construction Co.’s Nashville vice president and general manager and a member of the Nashville Area Chamber of Commerce board of directors. The project is also building professional futures for thousands of locals who will make the stadium a reality.
“The Tennessee Titans have been very intentional in how this stadium is developed, and they have partnered with the Tennessee Builders Alliance on workforce initiatives that support residents in creating careers in construction, providing them with opportunities and training,” Lawson says.
Clari Park
A New Living, Dining and Entertainment District
A new living, dining, shopping and entertainment district in Murfreesboro, Clari Park is a 78-acre mixed-use destination.
The Residences at Clari Park offers residents a walkable suburban living experience in the core of Murfreesboro’s commercial and entertainment gateway district. Residents enjoy amenities like a grand lawn for social events and outdoor games, a performance area, seating nooks and a link to Clari Park’s linear park system.
Murfreesboro is located along an employment corridor that includes some of Nashville’s biggest companies, such as Nissan, Amazon and Asurion, as well as Middle Tennessee State University, the second-largest university in the state of Tennessee.
Sewart’s Landing
A Transformative Mixed-Use Destination
A mixed-use destination in Smyrna, Sewart’s Landing includes two medical office buildings, each with up to 400,000 square feet of space, up to 250,000 square feet of street-level retail, a 240-room hotel and 75 townhomes.
Set on the historic grounds of the former Sewart Air Force Base, Sewart’s Landing is a transformative $400 million mixed-use development spanning about 44 acres. Featuring an eclectic mix of local and national tenants, a thoughtfully planned pedestrian network and world-class architecture, this project is set to rival the nation’s top mixed-use destinations.
