Victor Valley, CA, is Seeing Several New Housing Developments

Affordable single-family homes are popping up throughout the region.

San Bernardino County is a quickly growing region of homes, infrastructure and workforce. Nestled in the breathtaking Mojave Desert, Victor Valley, CA, stands out as a prime example of this growth and progress.

With thousands of affordable single-family homes sprouting up, the region is experiencing a housing boom like never before. Adelanto, for example, has smartphone-controlled homes on the market, while Apple Valley offers enticing new construction opportunities.

Looking ahead, the ambitious plans for a new community in Hesperia over the next two decades emphasize the area’s commitment to sustainable and inclusive urban development. Additionally, Victorville is awaiting the arrival of two exciting new communities, adding to the dynamic landscape of the Victor Valley.

“We are beginning to see more movement in inventory as more single-family homes come on the market in Victor Valley,” says Lina Amaral, a real estate agent with Berkshire Hathaway HomeServices.

Adelanto

Seneca Pointe by D.R. Horton is a collection of single-family homes with up to five bedrooms and three bathrooms starting at around $400,990. These open-concept spacious homes range from 1,583 square feet to 1,874 square feet and have no homeowners association. Features include stainless-steel appliances and a smartphone-controlled home with an entryway touch screen.

This new community is located off Interstate 15, near the newly built Adelanto Plaza & Event Center, parks, hiking trails and shopping. It is two hours away from Los Angeles and three hours from the state’s most famous beaches.

With its own school district, charter schools and family-friendly events, like Movies in the Park, Adelanto is “the city with unlimited possibilities.”

Apple Valley

“Apple Valley has new-construction homes and is one of the growing markets in the Victor Valley region,” Amaral says.

With lots ranging up to 3 acres for four- and five-bedroom single-family homes, these new construction homes are available starting at $399,999. Inventory is low, with approximately a dozen homes for sale.

Infrastructure projects are in progress to assist with population growth in the coming decades.

Hesperia

Silverwood, Tapestry’s development in Hesperia, is going to be something different. People will want to put down roots,” says John Ohanian, general manager for the Tapestry Project.

Upon completion, over 15,660 single-family homes will be built with 700,000 square feet of commercial retail space. The state-of-the-art homes will start at a high $300,000 and increase from there with executive-level offerings. Within the community, approximately 3,000 homes will be age-qualified for 55+. These homes will be woven in with the community “as pods with their own amenities to be interspersed throughout Silverwood,” Ohanian says.

The development will include $160 million in traffic improvements over the life of the project. A new water treatment plant with the City of Hesperia will be included in the nine phases of the development. Homes will begin to be released on the market in spring 2024.

“This is a future-thinking development. Cell towers, fiber optic internet, wastewater retention and construction improvements are at the forefront of Silverwood’s intended generational impact,” Ohanian says.

Victorville

The Victor Valley’s principal city is bordered by Adelanto to the west, Apple Valley to the east and Hesperia to the south. “The real estate market is starting to pick up in Victorville as new inventory is completed,” Amaral says.

Amber is a new housing community in Victorville that will offer both single- and two-story homes starting at $450,000. The development offers a quiet and peaceful rural setting but provides access to major workforce areas like San Bernardino and Rancho Cucamonga, which is 30 minutes away. Enjoy the mountains or desert in close proximity to Big Bear Lake, Snow Summit and Hesperia Lake.

A second housing community, Santolina, will offer single-family homes starting at $414,490, with up to five bedrooms, three bathrooms and two-car garages. These smart homes will include Wi-Fi-enabled devices to be controlled on the go with smartphones or at home with an entryway-located touch screen.

Housing developments make up only part of the growth happening in Victorville.

Victorville officials reported more than 200 commercial business openings in 2022, including 69 retail stores. All this activity prompted New York City-based financial tech company SmartAsset to give Victorville a No. 13 ranking on its list of Fastest Growing Economies in the Nation.

More big-name companies can be added to the roster of successful businesses within the city that are contributing to the community’s strong economic impact. Retailer Dollar General opened a location in the city in 2023 that is stocked not only with its usual household items, but also an assortment of fresh fruits and vegetables. Also arriving in the city is a Sprouts Farmers Market, located in a building on Amargosa Road that previously housed Toys “R” Us. Sprouts is known for offering fresh produce, meats and organic food as well as dairy and bakery items. In addition, a new CarMax Auto Superstore is scheduled to open at the Desert Oasis Center near Roy Rogers and Civic drives in the second half of 2023. The dealership will have easy access to Interstate 15.
