Shawnee is loaded with “home work” in 2024, and we’re not talking about schoolwork. With the city’s population nearing 70,000 and steadily climbing, a handful of major new developments in Shawnee are taking place in the community to help accommodate the growth. 

New Developments in Shawnee

Bristol Highlands is a master-planned community that encompasses the cities of Shawnee and Lenexa, with 450 to 500 eventual home sites marketed to everyone from young professionals to families to retirees. There are 10 different model homes available at prices ranging from $500,000 to $1 million and up. 

“The project is well underway, with several families living there now,” says Jeff Robinson, managing developer of Bristol Highlands and president of Shawnee-based J.S. Robinson Fine Homes. “This is an exciting, upscale neighborhood with plenty of open space. In fact, many of the home sites back up to parklike open space that will never be built on.” 

Robinson says Bristol Highlands is within a quick drive of Shawnee Mission Park and Lake Lenexa, and three golf courses are five minutes away. Residents have quick access to Interstate 435 and Highways 7 and 10. 

In addition, the Bristol Highlands neighborhood also feeds into the award-winning De Soto Unified School District. 

“The timing is right for such a residential project, with different price ranges and a great location,” Robinson says. “The main differences you find in Bristol Highlands are the communities, the one-of-a-kind natural beauty and amazing sunrise views.” 

Two Downtown Developments 

Also raising the roof with residential construction news is Stag’s Garden, a cul-de-sac subdivision now open in the downtown Shawnee area near West Flanders Park. Prices on 14 total lots range from $85,000 to $495,000, and one of the lots features a 1938 farmhouse that has been fully renovated. 

Homeowners can choose between one- and two-story models and have the option of also having a basement. Plus, there are 10-foot-wide sidewalks all along the main Nieman Road. Stag’s Garden has 10 different model types and is within walking distance of several downtown Shawnee amenities and attractions, including fabulous restaurants. 

The Blume Shawnee development is also in the downtown area on land originally owned by the city. The project has brought a touch of European architectural design to the district. 

“One of Shawnee’s sister cities is Erfurt, Germany, and we got some of our inspiration from European design to provide a distinct style,” says Russell Pearson, director of development and founder of Box Real Estate Development, which is overseeing the project.

Best of Live/Work 

Blume Shawnee features 12 three-story buildings that each have available commercial space on the first floor and include a two-story townhome or an apartment on top. The slogan for these residential and commercial units is “The Best of Live/Work.” 

“Working from home can be convenient, but it can sometimes be hard to separate work life from home life,” Pearson says. “At Blume, you can be close to work, but separate. If you love the idea of zero-commute, this is ideal.” 

Pearson says there are individual entrances for each commercial unit and its subsequent townhome/ apartment, and there are soundproof and odor-proof walls between all commercial and residential properties. 

“All townhomes are upscale and the size of large legitimate homes, while every first-floor business space measures 600 to 800 square feet,” he says. 

Pearson adds that as of early 2024, all units were fully leased. 

“The word ‘blume’ is German for flower bloom and growth and rebirth, and this mixed-use development is especially interesting because it actually could feature someone living upstairs and also running their street-level commercial business downstairs,” he says. “The whole project adds to the vibrancy of the downtown district and the overall quality of life in Shawnee.”
