The four-county Jackson Metro region is desirable for homebuyers because of its low cost of living and family-friendly quality of life. Here’s what you need to know when looking for houses for sale in Jackson and the surrounding communities.
Rankin County, Average Home Value: $250,200
About 580,000 people reside in the Jackson Metro, and MarketWatch has ranked Jackson No. 6 in its list of the Most Affordable Cities to Live in 2023. The report considered factors such as income, housing costs and transportation costs.
In Rankin County, one of the most popular cities to reside is Brandon, where the typical home value is $271,700 and where many households have robust incomes. Brandon offers convenient access to Jackson-Medgar Wiley Evers International Airport (JAN). Popular neighborhoods include Luckney, Barnes Prairie/Fannin, Castlewoods/Langford and Koch/Leesburg.
Also in Rankin County is Flowood, an upscale city where more than 50% of adult residents have a college degree, according to NeighborhoodScout.
“A large development occurring these days in Flowood is Waterpointe, which will feature a mix of retail shops, single-family homes, townhomes and a 55+ senior community,” says Glen Gregory, broker associate with Berkshire Hathaway HomeServices, Ann Prewitt Realty. “There will also be several recreation areas, including a lake.”
Hinds County, Average Home Value: $109,400
The city of Jackson offers more than 50 neighborhoods that are largely populated by people in their 20s and 30s who have college degrees and have started careers in professional occupations.
Two historic neighborhoods in Jackson, Fondren and Belhaven, are both regarded as trendy, with new bars and restaurants, specialty retail stores, coffee shops and a variety of entertainment options.
“Fondren and Belhaven are vibrant districts where many young families and young professionals want to be near the city center,” Gregory says. “Belhaven is also popular with younger people because Belhaven University is located there.”
Also in Hinds County is the city of Clinton, home to Mississippi College. Median home values in Clinton are around $219,400. NeighborhoodScout reports that Clinton has more adult residents working in computers and math jobs than 95% of the places in the U.S.
Great Jackson Neighborhoods
Popular neighborhoods in the capital city include Northpointe, West Capitol Street Historic District, Mayfair/Heritage Estates and The Northwood/Broadmoor.
Warren and Madison Counties
Warren County (average home value: $146,600) is home to Vicksburg, a city of 20,000 residents and 12 different neighborhoods. The average home value is an affordable $146,200. Popular neighborhoods in the historic city include Flowers/Rose Hill, Bovina, Beechwood South and Vicksburg South.
In Madison County ($321,300), the city of Madison ($389,000) is an upscale community where nearly 70% of adults have earned at least a four-year college degree, and the median household income tops $74,000. Popular neighborhoods include Annandale, Lake Caroline, Madison East and Madison South.
Another desirable Madison County community is Ridgeland ($261,400), which features several high-end neighborhoods fit for young professionals, young families and retirees.
“Also, well worth mentioning in Madison County is Gluckstadt, a new city that was just established a few years ago in 2021,” Gregory says. “Gluckstadt is already gaining in popularity, with great interest in subdivisions such as Autumn Crest, Glendale Farms and Sweetbriar Plantation.”
