Barclay Downs, Charlotte, NC: Established. Leafy. SouthPark-Adjacent.

By Danyell Marshall on September 30, 2026

Barclay Downs is an established residential neighborhood in South Charlotte, located just north and west of SouthPark Mall. Centered on Colony Road, Runnymede Lane, and Barclay Downs Drive, the neighborhood includes more than 450 homes, according to the Barclay Downs Homeowners Association, and combines mid-century houses, custom infill construction, and mature tree canopy within walking distance of one of the region’s largest shopping districts.

Most original homes were built from the late 1950s through the early 1970s. Since then, many houses have been renovated or expanded, while others have been replaced with larger custom homes. This mix gives Barclay Downs a varied streetscape, with modest brick ranches alongside two-story traditional and transitional homes.

Three Charlotte-Mecklenburg Schools campuses are located inside or along the edge of the neighborhood. SouthPark Mall, Phillips Place, Morrocroft Village, and SouthPark’s office and apartment district provide shopping, dining, and services within a short drive, and some of these destinations are reachable on foot from nearby streets.

Overall Vibe & Lifestyle

Life in Barclay Downs combines a quiet residential setting with direct access to SouthPark’s commercial core. Interior streets are lined with large trees and single-family homes, creating a noticeably calmer environment than the busy roads that surround the neighborhood.

The adjacent school campuses shape daily routines. Families walk to school, neighbors use the tracks and fields outside school hours, and dog walkers use the campus grounds and nearby sidewalks.

Barclay Downs is primarily residential, but its location shortens the distance to errands. Grocery stores, restaurants, banks, medical offices, and retail are concentrated around SouthPark, and residents closest to Barclay Downs Drive can walk to some of these destinations.

Community traditions also contribute to the neighborhood’s character. A long-running neighborhood Halloween parade has been held for decades, and the private Barclay Downs Swim & Racquet Club serves as a summer gathering place for member families.

Compared with Myers Park and Eastover, Barclay Downs offers mid-century housing and generally lower entry prices while providing access to many of the same schools and commercial areas. Compared with Madison Park, it features larger lots, a higher share of new custom construction and a closer connection to SouthPark.

Safety & Walkability

Barclay Downs is designed around local residential traffic. Many interior streets are relatively quiet, while Sharon Road, Fairview Road, Colony Road and Selwyn Avenue carry heavier volumes of commuter and shopping traffic.

Walkability varies by location. Homes near Barclay Downs Drive and Sharon Road are closer to SouthPark Mall, Symphony Park and nearby stores, while homes farther west generally require a longer walk or a short drive to reach commercial destinations. Sidewalk coverage also varies by street.

The school campuses provide open space for walking, although access to school property may be limited during school hours, events and other activities.

SouthPark is continuing to add pedestrian infrastructure through The Loop, a planned three-mile urban trail. Only a small portion of the trail has been completed so far, so residents should not expect a continuous walking route in the near term.

Prospective residents should visit the neighborhood at different times, review current information through CMPD CrimeMapper, and personally evaluate traffic, lighting, and pedestrian conditions around an individual property.

Natural & Built Environment

Mature trees are one of Barclay Downs’ defining features. Many streets have a substantial canopy, and older lots often include established shade trees and landscaped yards.

Lots are generally larger than those in many newer Charlotte subdivisions. Original homes commonly sit on lots of approximately one-quarter to one-half acre, providing space for gardens, patios, pools, and additions.

The school campuses shared by Selwyn Elementary, Alexander Graham Middle and Myers Park High form one of the neighborhood’s most significant open-space areas. According to the Barclay Downs Homeowners Association, the campuses cover about 120 acres of wooded, hilly terrain and include creeks, nature trails, tracks and athletic fields.

Symphony Park, a roughly 7.4-acre venue next to SouthPark Mall, hosts concerts and community events. According to Axios Charlotte, a major renovation is scheduled to begin in fall 2026 and will close the park for approximately one year. SouthPark After 5 and other programming will be paused until the park reopens.

Beyond the neighborhood, Park Road Park offers an 11-acre lake, tennis courts, ballfields, playgrounds, and trails. Freedom Park and the Little Sugar Creek Greenway are also within a short drive.

Design & Architecture

Barclay Downs was developed primarily from the late 1950s into the 1970s. Original homes reflect the ranch, split-level and two-story traditional styles popular in Charlotte during that period.

Common exterior materials include brick, painted brick, wood or fiber-cement siding, and stone accents. Many original homes feature hardwood floors, brick fireplaces, screened porches, and single-level floor plans.

Renovation levels vary widely. Some homes retain much of their original layout, while others have received second-story additions, expanded kitchens, primary suites and updated outdoor living spaces.

New custom construction has become increasingly common. These homes are typically built one lot at a time after an older house is removed, resulting in larger two-story homes with open layouts, multiple living areas and attached garages.

Because construction has occurred over several decades, Barclay Downs offers considerably more architectural variety than a subdivision built from a limited set of floor plans.

Real Estate Snapshot

Barclay Downs occupies the upper portion of Charlotte’s detached-home market. Its position reflects its SouthPark location, school proximity, established tree canopy, and land values that support teardown and custom-home construction.

Prices vary substantially by a home’s age, size, and condition. According to Terra Vista Realty, homes in the neighborhood have generally ranged from about $650,000 to just over $3 million. Original homes generally occupy the lower end of this range, while new custom construction typically occupies the upper end.

Inventory is limited because Barclay Downs is a defined neighborhood with relatively few annual sales. Buyers seeking a particular street, lot size, or level of renovation may need to wait for a suitable property.

Neighborhood-level statistics published by real estate websites can differ significantly because some sources include nearby condominiums, townhomes or adjacent neighborhoods. Buyers should compare specific properties rather than relying on a single neighborhood median.

Quirks & Perks

Barclay Downs sits at the edge of SouthPark’s commercial district, giving residents unusual access to shopping, dining and offices for a neighborhood with large lots and mature trees.

The neighborhood includes the campuses of an elementary, middle and high school. Few Charlotte neighborhoods offer this concentration of public-school facilities within such a short distance.

The Barclay Downs Swim & Racquet Club was established in 1961 by the neighborhood’s original developers. The nonprofit, member-owned club now serves about 500 families and completed a major renovation before the 2026 season.

Much of the land in the SouthPark area was once part of former Gov. Cameron Morrison’s Morrocroft estate, according to research from the City of Charlotte legacy commission. Developers later bought the land and developed it into Barclay Downs and SouthPark.

Because Barclay Downs borders Parkdale and other small neighborhoods, listing websites sometimes group nearby properties under the Barclay Downs name. Buyers should confirm the recorded subdivision if the distinction matters for swim-club eligibility or neighborhood participation.

Neighborhood Logistics

The Barclay Downs Homeowners Association is voluntary. Annual membership dues are $25 and are due each February, according to the association’s website. The association supports neighborhood communication and community activities.

Because the association is voluntary, most single-family homes are not subject to mandatory neighborhood-wide dues. However, condominium and townhome properties near Barclay Downs may have separate mandatory associations and fees.

Renovations, additions and new construction are generally governed by City of Charlotte zoning, permitting, tree and stormwater requirements rather than a neighborhood architectural committee. Buyers planning major projects should confirm the regulations that apply to the specific parcel.

Most homes include driveways, and many have garages or carports. On-street parking conditions vary by street and may be affected by school traffic and events.

Barclay Downs Swim & Racquet Club membership is separate from home ownership. The club’s membership rules limit resident status to homeowners within its defined boundaries, and prospective members should ask about current availability and waitlist procedures.
