Apple Valley
Population: 75,029
The town of Apple Valley has a special way of blending its cowboy roots with a sense of community that feels both welcoming and timeless. For a time, Roy Rogers and Dale Evans even called this community home. The town works hard to bring people together, hosting several events throughout the year. Notable events include the Freedom Festival on the Fourth of July and the Happy Trails Parade in September. From the summer nights Sunset Concert Series at Civic Center Park Amphitheater to the annual Apple Valley Overnight Pool Party, there are always fun ways to connect with fellow residents.
“The town has done a phenomenal job with their civic park,” says Jason Lamoreaux, president of Coldwell Banker Commercial Real Estate Solutions. “All of their parks – dog parks, skate parks, pools – are top notch.”
Beyond the parks, outdoor recreation is in abundant supply in Apple Valley. There are also some incredible golf courses, including Apple Valley Golf Course and Ashwood Golf Course.
Adelanto
Population: 37,941
The city of Adelanto is prime real estate for exploring and taking advantage of all the High Desert has to offer.
“We really are spoiled,” says Lamoreaux. “Horseback riding, motorcycling, mountain biking – that’s really what sets us apart. You don’t get to do those activities when you’re living down the hill.”
Take the El Mirage Dry Lake Off-Highway Recreation Area, for example, with its 27,275 acres for off-roading activities. This wide-open dry lakebed draws adventurers from miles around, inviting thrill seekers to tear across the surface with unbridled speed and adrenaline.
Calmer venues like Adelanto Dog Park and Sierra Park are also appealing to humans and their furry friends. And when it comes to entertainment, the Adelanto Plaza & Event Center is top shelf. From car shows to concerts, it’s always a good time, and the venue serves as a go-to spot for a fun night out.
Hesperia
Population: 101,836
The closest community to the lower metro area, Hesperia is extremely commuter friendly and boasts wide-open spaces.
“It’s a nice place to relax, raise a family or retire,” Lamoreaux says. “It’s very community driven.”
That sense of community can be felt in abundance at places like Hesperia Community Farmers Market and at special events like Hesperia Days, the city’s annual fall celebration that includes a rodeo, parade and more.
Hesperia is also home to some great parks, like the Mojave River Forks Regional Park and Hesperia Lake Park, and it’s a mere 35 minutes from Arrowhead, a mountain, ski and lake resort.
The city is also growing, evident by projects like the Silverwood housing development, which began opening to residents in May 2025.
Victorville
Population: 140,721
Victorville isn’t just the Key City of the High Desert and home of the San Bernardino County Fair; it’s a place where community and nature meet in a meaningful way. There are so many opportunities to connect with the outdoors, whether it’s golfing at Bear Valley Country Club golf course or Green Tree Golf Course, walking along the Mojave Riverwalk or exploring one of the city’s many parks.
There are plenty of other ways to relax and unwind in Victorville, depending on your preferences, like meandering through the High Desert Farmers Market on Thursday mornings, listening to great music at the city’s Concert in the Park series, or even indulging in some retail therapy at The Mall of Victor Valley.
“One of my favorite escapes is Mojave Narrows Regional Park,” says Joseph Hisquierdo, sales and leasing agent at commercial real estate firm Lee & Associates. “It’s a bit of a hidden gem with peaceful hiking trails and a fishing lake that are perfect for winding down after a busy week.”
